So he will not be tempted to bargain with you, it’s always wise to document all your expenses.
* Think about what you can tolerate. And what is your yardstick when it comes to cleanliness and being orderly? How about compromising? How appalling is your roomie’s behavior? For instance, forgetting a phone message can be considered forgivable as opposed to some grave matters like waking you up in the middle of the night due to loud noises coming from his electric guitar on a nightly basis. Some other serious offenses include the aforementioned failure to pay his share of rent, or doing some unlawful activity within the premises.
* See if you can strike a deal. Be transparent and ask him if there are any issues you’d like to negotiate with, such as social drinking only on weekends, or noise control during sleep hours. Once your roommate feels then that you’re not trying to get him but merely compromising for the best, then it’s very possible that he’ll have no problem playing with your rules.
